It's possible that BYU would purchase the land to help out the city of Provo.
For some reason the university always has something of a bizarre relationship with the city. If BYU purchased the land it would help fund a new (and badly needed) Provo High School, generating some good will with the community, and give BYU land to use if the school needed some new facilities or something.
