I'd look at people selling contracts, you can generally find better deals
BYU Off-Campus has vacancy listings (requires log-in with NetID)

Other obvious places to try are KSL classifieds or craigslist.
You can usually have the deposit paid (or last month's rent) when you get into the contract if you find someone getting desperate to sell because of marriage or mission.
