Sounds to me like you are fighting an uphill battle.

This can be a good thing since student rentals are not forbidden. Rent the house out to students, and keep the current mortgage. Go get another mortgage on the house that you are moving into. You'll want to disclose the rent as income when applying for the subsequent mortgage, and hopefully that will more than offset the debt service on the old house and hopefully you can qualify for a new house as well.
