I would check with the servicer to see if you can do a "no cost" refinance -
they refinance your house at current rates without any appraisal fees, title insurance, points, etc. Usually, you can't take any money out for this kind of loan, but it is an option if you don't want to hassle with all the fees.
If they can't do that, you can look around and choose any broker/lender you want.
