I don't disagree with your analysis, but the difference in perception isn't just
local.
Utah is a lock for the tourney and is slated as a 3 seed currently. BYU is currently slated to play a play in game and get in as an 11 or 12 seed.
Utah is unproven, and may be a little over rated, and BYU might be underrated, but don't take that too far...
