I am considering buying an acre or two of cheap commercial property to use for my business ventures. I am open to undeveloped land, distressed properties, or run down warehouse or industrial type properties. Not interested in Class A or nice office areas. max budget will probably be 100k. I would like to do a master lease but may have to go conventional.

Any tips or things to look out for? Any secrets to finding diamonds in the rough? TIA
