but realize that if you put it on the MLS you will end up paying a commission to the buyers agent, because if you don't, NO agent will show it to their clients.
Also, if the buyers agent has to do both sides of the transaction, so to speak, they are going to be less excited about showing yours and BECAUSE the market is so hot right now they would rather show and sell something else with a full commission than waste their time doing twice the work for half the money on your home.
