When we sold our last house we used a flat fee service
They charged us $500 to list the house on MLS, do the scheduling service and put a realtor sign in the front yard. For an additional $500 they would do all of the paperwork on the offers (or you could do something like $350 for one and some fee for each additional one). Some of the best money I spent, even in a more or less even market. If you are in a seller's market, I wouldn't even think twice about it. I'd recommend the place we used but it looks like they only do Texas. We moved a bunch of stuff into storage to stage the house, paid a friend to come in and take pictures and then wrote up the listing for them to post.
