Couple tips...

Pay to have someone take very good pictures of your home. I use the people who take the photos for the local homeshows. It's usually about $150-200 total. That's what will get attention other than a fire sale price. Always offer a buyers agent commission or the agents simply won't show your home to their clients.

I did my own showings and just used a title company where I had some good relationships to assist with all the paperwork and the closing. Paying 3% for a listing on the MLS has to be one of the biggest ripoffs on the planet. They fill out a form, send it in and then wait for the phone to ring. You could do the same and save yourself thousands.

Not may businesses remain where they get a percentage of the transaction on a variable price when they have to do the same amount of work. Brokerages and financial advisors have slashed fees in recent years and many have moved to small transaction fees rather than the percentage of assets under management. Won't be much longer until RE agents suffer the same fate. I predict a 1% listing fee or flat listing fee will become pretty standard soon.

If you list your property on the online services like Zillow, Trulia and KSL be ready to field at least 5-1 calls from realtors trying to get you to list with them. It's the RE world's equivalent of ambulance chasing lawyers. Pathetic.
