I will note that the reason why it will be harder to find something in Provo in
that price range built in the last 10-15 years is because most the homes in Provo have built more than 15 years ago, and it seems as if most of the newer homes are of the larger and nicer variety that would cost well more than $250K. That being said, with the budget you're stating you should be able to find a nice sized 3 - 5 bedroom home in the area you're looking at. It'll be easier to find something newer in Spanish Fork, but you could possible find something in Provo too - especially if you're willing to look at homes that are 15-25 years old instead of just ones built in the last 10-15 years.
