I have hay fever so can't stand the 680 corridor

Pleasanton is anything but pleasant (for me) in hay fever season. I'd go to the peninsula. Ideally Mountain View / Sunnyvale. More expensive, but closer to the coast and a couple degrees cooler. To me further inland or even south to San Jose is too hot.
