Remember with a house, there will usually be a lot of unexpected costs.
Everything from needing to buy stuff to take care of the lawn, to drawers/cabinets breaking, to appliances breaking down (also which you will need to purchase if you don't have them already), to new furniture to higher utility bills (if your place is bigger than where you have been renting) to taxes to insurance, etc.
Even if you don't get too big of a down payment, make sure you have enough to cover those kinds of issues.
