My wife is really intrigued about the Ogden area and the new subdivisions
Being built. I think it looks like a promising possibility.
What, if any, are the extra hidden costs of having a house built as opposed to buying one?

Too close to Utah Lake. And lots of flies.

The flies are thick as flies--and the mosquitoes even thicker. Houses should be painted with a coat of deet.

Utah Lake is not a lake you want to live by.

Oh yeah, and mosquito abatement.

We've spent 23% above the base price on upgrades. And that's with not choosing

Yup, we are building in Arizona and we spent 25%

I live in vineyard and love it. Homecenter is one of the better builders in the

It's not really a bad time IMO. Prices are still projected to go up and rates

You're right. I should clarify.

Vineyard? The old site of Geneva Steel?
WJCougar
3/7/17 8:01pm
Geneva steel didn't occupy the entire vineyard area.
cougstyle
3/7/17 8:03pm
Yeah but their heavy metals sure did. Don't kid yourself.
kansascougar
3/7/17 8:08pm
Meh. I doubt they are affecting anything much.
cougstyle

Not where they are building houses.

Well, not yet anyway. But yes, most of that land is still open.
cougstyle

It doesn't have to be on the exact spot. It
kansascougar

Of course. But there are assumed risks with almost everywhere one could live.

Agreed. But it was the site of a steel mill that heavily polluted

The decade long clean up of Geneva Steel has really paid off

Be ready to sign a waiver stating the soil is possibly radioactive
maxpowers
3/7/17 8:12pm
You have to do that anywhere in Utah and SL County
cougarnerd
3/7/17 8:17pm
for realz?
maxpowers
3/7/17 8:26pm
Not true. At all.
kansascougar
3/7/17 8:28pm
Yes it is. Radon gas.
cougarnerd
3/7/17 8:29pm
I've built 2 new homes in the last 11 years in SL County
kansascougar
3/7/17 8:46pm
It was probably in your contract. I'd bet on it.
cougarnerd
3/7/17 8:48pm
hmm...who makes you sign it? The home builder? The developer?
kansascougar
3/7/17 8:54pm
I've seen 3 different contracts, all home builders, and each talked about Radon
cougarnerd
3/7/17 9:00pm
It's not required by law. That's the home builder trying to protect themselves.
kansascougar
3/7/17 9:03pm
I never said it was required by law, just that you'd have to do it
cougarnerd
3/7/17 9:08pm
Not all home builders require it. Yours may have. But plenty do not
kansascougar
3/7/17 9:09pm
I never signed any such waiver.
cougstyle

Must be a new thing. All the new development areas I've looked at have it.

When we moved to Ogden we had a radon test done. Is that what you are reffering

The elementary is jam packed and the charter there is suspect. Price wise you

You must be referring to franklin academy. My kids go to freedom academy.

Yeah that was the one in the news last week right?
93 cougar
3/7/17 8:34pm
Yep.

I'd avoid Vineyard's "Stucco Estates." In many of the neighborhoods the houses are literally only 10 feet apart.

Have you seen any of the new development in Lehi, Saratoga, Eagle Mountain,
cougarnerd
3/7/17 11:56pm
So it is like most of the development going on right now.
