Once we got the appraisal back and confirmed that it was in fact for both parcels (I bought 2 joining pieces) we contacted the appraiser directly.
Turned out she didn't really want to do it and was not very experienced in commercial real estate, or with real estate in my city in general.
After we submitted for a re-appraisal through the lender, we got a favorable appraisal back after submitting our own comps.
Little bit of a hassle, but my realtor did all the work. Just delayed us a few days.
