Using GoldenKey to sell my home
Their basic model is a flat-fee of $2,500, $3,000, or $3,500 based on the number of services you want, for example, do you want multiple open houses or no open houses. They then pair you up with a local agent who agrees to the reduced fee. The agent came over to my home to go over the listing process, help me fill out the listing details, and voila, the home was listed on the MLS and showed up on all the internet search sites like Redfin and Zillow. He put a lockbox on the house and showings were set up online, slick process.

The experience has been good, we went under contract after about 2 months on the market. Had steady showings throughout those 2 months. The agent I was paired with has been quite helpful. There are a number of tasks like contracts prep, amendments prep, etc. that I think I'm fine with paying that amount of money to have done for me by someone who has some experience. Sure, there is some marketing in local magazines or newspapers that you completely forego using this approach, but I think most people nowadays are searching online as part of their housing hunt. It is possible we missed a buyer by not marketing in the local paper, but I think the possibility is slim. Our house was visible enough for a long enough time that I'm comfortable we were able to reach a good portion of possibly interested parties. We are now out of the option period and the last hurdles are the appraisal and the buyer actually getting the loan.

For a lot of people, the service represents very close to or exceeding 5 figures of savings, so I think you really begin to wonder if a traditional realtor really would have gotten you an extra 10k+. IMO, I say the answer is no, the traditional realtor is not providing that extra value, but I can see reasonable people disagreeing on this point.

On the buying side, it's the exact same type of flat fee structure. You find the place yourself, then they rebate you any buyer agent commission above the flat fee. In my case, all 3 homes we've ever purchased we found online ourselves, so this structure fits us well. If you're more comfortable with an agent doing the locating, this is probably not for you.

I'd highly recommend using this service on your next RE transaction
