what's the best way to sell a house to my kids? cheapest way, avoiding realtor
fees etc. I don't want to do the paperwork though. Maybe it's easy maybe it isn't. How much do real estate lawyers typically charge?
What about quit claim deeds? Anyone ever use one?

according to the lender they also can avoid PMI if they do a cash out refinance
