How do I market a for sale by owner and avoid the flood of listing agents?
I'm planning on clearly stating they not contact me in all my marketing but I'm guessing that won't work.

An Agent could get you more money for your home than you could yourself.

Good realtors, such as myself, are well worth the fee for services.

I typically charge 4.0% and my clients are happy to pay it for what they get.

Offer 4% to the buyers agent (if they have one) and 0% to the listing agent.

But could you be happier by paying a realtor 4% commission? RdF3 says yes.
