Let’s say a roof is $10,000 and should last 20 years. That’s $500
per year. You would expect to have 13 years left but instead have 5.

Losing 8 years x $500 = $4,000

When we sold our home we had people who wanted us to replace the entire roof. We basically said “it’s already baked into the price of the home but will meet you in the middle.” They walked and we sold to someone else willing to meet in the middle.

There are so many different factors to consider though.
