Theyll tell you that you can't possibly get as good of a price with them, that you need them to represent your interests so you dont get screwed etc.. it's all baloney. The title company can handle.most everything.
Tell them that you have a realtor friend that is going to review everything for you. Or you can say you have such a friend but would consider using them for 0.5% if that's worth it to them. But absolutely not 3%
