We put an offer in on a house over a month ago. Tried to cut some corners using a Redfin-style company for a post-close
rebate. The realtor they assigned us has been terrible (e.g., negotiating against us, approaching the sellers' agent with commitments we never made, papering up incorrect terms, not responding to calls/texts/emails for days, etc.). Long story short, we just found out at the current purchase price the home is in a short sale situation. Our original offer was sent June 12. We asked for contingency extensions through tomorrow, but the sellers never signed.

Can we fire our terrible realtor and either self-represent or just agree to co-representation with the sellers' agent at this point? The delta between offer price and short sale value is essentially our realtor's flat fee commission.

Going to call myself out for not fully researching my options prior to posting this, but I'm pressed for time and figured I'd throw out the old CB Hail Mary. TIA.
