My wife convinced me to purchase a 2nd home near our town so that we could rent it out. Turns out that I guess having a 2nd home is worse for taxes, so she volunteered to live there so that we can call it a primary home. But we still wanted to rent out the parts of the house she's not using, so she found this guy from work who was looking to cut down his commute. He wants to rent out the bedrooms we're not using, and have the whole house on the weekends when my wife will come back to stay in our house.

Anyone know how to price partial-home rentals?
