you love that when you think of the equity as sales time, but until then, your taxes just keep going up up up.

2% to 3.5% depending on jurisdiction. Usually around 2.7ish percent.

Valuation increases are usually capped at 10% plus there are some exemptions you can get to reduce valuation by a bit.
