Home selling advice needed. I currently have my house listed FSBO at $245K. Most
estimates put my home value between $236K-$240K. The real estate market where my house is always heats up during the spring, partly due to it being a college town. I think I can get closer to my asking price if I wait until May or June.

But, we will be moving 800 miles away this weekend, so that will make selling the house FSBO much more difficult (although we have friends who could show it for us, and there has been a lot of interest in the month it's been listed). The house is currently listed only on Zillow and isn't on the MLS - Homie and Fizber aren't available in my market.

I have a cash offer for $230K. Given these facts should I take the offer, or hold out for a little more? I'm leaning toward taking the offer because if I sold it at $245K with a realtor, my take after fees would still be right around $230K. Plus it would be nice to have it all over with.

Oh, and we've already closed on our new house, so we don't have to wait until the old house is sold.

Any advice?
