Aside from education, buying and selling foreclosure homes have been the best

Find a rundown place in a nice neighborhood near good schools. Paint the walls and redo the flooring and you'll probably make more than 50k after two years on a place less than 200k and the profit just goes up after that. This is almost fool proof.
Do not do home improvements that are not easy to impress the masses with. White : grage walls. Water the grass and cut it.... just Nasir home maintenance on a neglected home will make you some serious cash.
YouTube will teach you how to do everything.
Our fist house was 190k we put in about 30k and sold it for 280k. next home was 295k sold it for 405k.
Also, never list a house with an agent, total waste of money.
