Seems pretty hefty if they don't have to market it at all
Paperwork is pretty easy to do yourself. So $36k can be hefty.
If they can move the house quickly or get you a good sale price, then it can be worth it. I think it depends on the market and the transaction.
I bought my current house on my own without a realtor and avoided a $25k fee, so was able to get house for less from owner. Well worth it
