Appraisers are worse than Realtors.

I know CB focuses most of its energy dumping on Realtors, but appraisers deserve as much if not more grief. The influence they hold over the market is ridiculous. If people aren't going to pay for homes over the appraised value, why are appraisers brought into the deal so late? They should just set the price upfront.

Tough to get good comps w/ so many sold w/o an MLS listing. At least in Utah, those aren’t reported so appraisers
