In the market today you have to pay over the appraised value

We had to sign a contract that said we would cover the gap, only ended being 15k for us but my buddy had an appraisal come in 100k low. He had to get a new loan company and a new appraisal done. 2nd appraisal was only 20k low. Somehow 80k difference between two people in a matter of weeks. Go figure.

Tough to get good comps w/ so many sold w/o an MLS listing. At least in Utah, those aren’t reported so appraisers
