Appraisers "gave" us a bargaining chip to negotiate down on the price of one....

of our houses. Only by getting multiple appraisals can you tease out the "true" value of an item. But yes, ultimately it comes down to market value and what others are willing to pay, inventory, demand. This is why you should really try to get to know your appraisers by sending them gifts and taking them out to dinner....
