Yeah, I'm not sure what the answer is, either.
If you are a large office and you can have 3 or 4 trainees all working, with a single dedicated supervisor, that might work. But the large majority of appraisers (especially the residential ones) are not. I know there are some larger offices in bigger markets, but how do I do that? I mean, if I'm not in my chair typing, I'm making no money. I think most of us recognize there is a lack of appraisers (also why the come into the process so late - more work than can be done), but doing all the training responsibly is a total sacrifice by a licensed appraiser. The state gives no incentive (and not sure how they would), and it increases my liability, as well as requiring that I realistically do less work. That's why these terrible fee splits are being seen, but even then. Its a tough process. Which is not a knock on my trainee. Its just the reality.
