From my POV, the appraiser stole $9000 from me the last time I sold a house.
The prospective buyers offered the asking price. The appraisal came in $9000 below that. I needed to sell right then, so just sold for the appraisal price. I hate appraisers.

How are competitive neighborhoods picked by an appraiser? Not sure how emotion plays into an objective valuation
