How are competitive neighborhoods picked by an appraiser? Not sure how emotion plays into an objective valuation
Send someone out to check the condition of the house - maybe have a home inspection or somethin, crazy idea - and make the valuation contingent upon that validation
Makes more sense to have a person come out and say “yep, it’s in good shape” than “here are the other houses that I looked around and could find that seem comparable based on what I personally think is relevant”

I don't disagree with the last part, but that's not the appraisers' fault. They have a legitimate job to do for the most

Why is the answer not just a simple computer program that does some data modeling to find a value range based on comps
