Actually, what you are proposing is already being talked about, and will probably be a significant component of stuff going forward. But again, the judgment calls (locational appeal, condition, quality, obsolescence, etc.) are things that you need someone to actually pick up on. Appraisers are asked to do that because we spend much or most of our time dealing with just those things. You are proposing to have someone with an appraiser's skillset look at a house, make certain judgment calls anyway (what constitutes okay?) and then let the computer roll. But somewhere, someone is going to make more than one decision regarding a property. The computer can maybe do it in some cases, but what about when it can't?
