I mean like when a home inspector inspects the home
And yes, the fact that it relies on judgment calls from some random appraiser is exactly why it should be changed. The fact that 2 different appraisers can come up with 2 different values different than the market set contract price is proof that the current system is dumb.
Let the home inspector put in some “judgment calls” with regards to condition and then take the rest of it out of human hands.
