The reason they do it is not to pay less in taxes. Because if that were their goal it isn't what they would be doing.
They do this for leverage. They make more money with their invested assets than it costs to take out loans.

This is incorrect man. They can wait until they pass away, get a step in basis on their assets, and have all that growth

They can let the debt run up forever and then have it paid for with assets that have stepped up in basis at their death.
