person in a city like Tulsa who has a high paying job and can WFH is more likely to keep that job and move to NYC to live than the reverse (a person in NYC with a high paying job choosing to move to a city like Tulsa where life is cheaper). Obviously, there are people in both groups but it seems clear that there are mover moving in from Tulsa than are moving out to Tulsa.
It's a pretty wild phenomenon. Office space utilization in NYC is 40% right now, yet apartment rents are going crazy.
