Inflation wasn't so big when we started in January.
Lumber prices had sky-rocketed and returned back down the summer before. There were some material shortages before we broke ground, but for the most part, our builder has been able to get materials except for concrete for a month or two. The cost of lumber skyrocketed again, and it cost us an additional $40k in lumber alone. We had estimates for everything and we were intentionally picking under the budgeted estimates to save here and there. Now, the bare minimum stuff we get or choose is at least 25% higher than it was last January.

We originally waited a couple of years for the market to cool, but it never did. We saw mortgage rates staying relatively low, so we decided to make the jump. It has turned into a perfect storm. Feel free to BM anytime with questions. We live in Davis but are building in Weber.
