Family transfers are not included in the studies. There’s very few of those.
Agents can’t control the market. The longer a home is on the market the worst the offers overall. In the last 5 yrs on 90% of home on the market more than 30 days had a price adjustment. You can’t really under list the house but you can definitely over price it.
