High success rate compared to most businesses and people generally on both sides get what they are expecting. Tenants provide tents and renters get housing.

There are tenant and landlord horror stories but most are good. The biggest problems are people over leverage or buy for appreciation because of fomo. If it doesn't cash flow you don't buy it. Follow that and success rate is high.
