Have very little traffic except 8th north and University at rush hour. There are also multiple alternates.. State street is busy but avoidable. You are right there is very little high density and then the high crime rate! But stores, restaurants, the canyon, parks, schools a plenty in the area with pretty much no traffic. We moved back from Lehi where the traffic and wind just blew, but not as bad as SS and EM.
