Yeah the good is no issues with appraisal or financing.
But if you're talking 5-10% difference then that's not good enough.
I'm selling a house and my primary is a cash offer above asking, and my secondary is a financed offer $5k higher. Not 5%, just 5k. That one could get knocked down by a bad appraisal.
