CB Real estate experts, help me out
I was approached by a cell tower company wanting to lease a 100' X 100' section of land for a cell tower. I got a copy of the proposed lease today, and the body of the lease says the Leased Property is a 100' X 100' section of land as expected. When I started trying to read the legal description, however, it isn't making sense. Is there someone on the board who is better at reading legal descriptions than I am?

The legal description of the Leased Property is in two parts. Tract 1 is the SW Q of the NE Q of Section 2. This would be 20 acres, right?

Tract 2 is all of the SE Q of the NW Q of Section 2. This would be 40 acres, right?

Am I missing something? It looks like they're telling me they're leasing less than 1/4 of an acre, but the legal description is 60 acres.
