If I were to put together a haunted house
it probably would not last very long, because I am a sick soul that really enjoys scaring the pee out of people (literally if possible). I suspect my endeavors would cross a line for too many people and I would either lose everything to lawsuits or people would just discourage others saying, "It's scary. TOO scary. Stay away."

If I were to put together a haunted house, I would have on staff a psychologist who understands phobias and an illusionist that could craft elements of the haunted house that would leave people believing that their worst nightmares were becoming real. I could see a room where groups would temporarily get trapped while projection equipment created the illusion of hordes of insects crawling up the walls only to have the lights go out while things that felt like creepy crawlies rained down from above.

I would like to incorporate the chainsaw gag, but add to it an element of REAL danger because the group gets to see the (a) chainsaw cut through something (a log) right before they are chased away with a revving chain(less) saw.

I would create additional illusions touching on fears of heights, snakes, traps, dogs, and of course the traditional monsters and gore. I would probably take too great a pride in the quantity of peed pants we could facilitate. I might even offer a free laundering service (pick up pants next day) and temporary replacement sweats for any unfortunately afflicted soul (they could even keep the pants for a nominal fee). Probably a good thing this is very low on my list of ambitions.
