There is very little reason to use a realtor any more. The only time I can think where one is really needed is if you are moving to a different city and can only visit for a day or two. Then I can see the use of a realtor lining up a bunch of homes to look at.

For a local move, they aren't really needed. Especially at 6% of my house price.
