Be ready to pay a premium if you build...
I realize it's relative to where you are currently at, but to get some "special" stuff and features in a home that might be considered more high quality, you're looking more at 125-150/sq. ft. than 100. To give you some perspective, we built a home in 2010-11 when the market was still down, negotiated a 5% builder's fee, home is ~5200 sq. ft. up/main/basement with what I would consider above average finishings and it cost $120/sq. ft.

Market is up right now and financially you'd be better off buying than building.
