Use NET value for all of them. That makes it fair for all, regardless of whether
they want to sell the property or keep it. Also, I agree with everyone saying to get an attorney to help. They will be able to 1) advise you on these issues much more specifically to your circumstances, and 2) give you cover when you have to make tough decisions ("the attorney says this is how it has to happen").
