Why not form the LLC and transfer title into the LLC?
I'm not a real estate transaction attorney, but couldn't you form the LLC and bring the house as your contribution to the LLC and your friend could capitalize at the 50% price point as his contribution.
I would suggest you check with an attorney who practices in the area, but I think it could be done.
