Is the Cable Modem also providing the WiFi?
If so, get a better Wireless Router -- something like an ASUS. Then load an app on your phone or iPad that shows which wireless channels are in use in the area. Select a different channel
If that doesn't work, you may need another wireless access point - but that shouldn't be necessary with 3500 SQ ft.
