not to mention that some of the most successful, and long lasting construction
for leased student housing is done with cinder blocks... easy to finish with paint, can't be easily kicked in...

You really have to take a look at your construction... doors can't be home depot specials, they'll tear out the screw hinges... faucets need to be good quality, they get worked... toilets and toilet seats are not a place to cut corners... the heavy duty type for industrial use will last longer and take more abuse... trust me, cleaning deposits won't cover your general maintenance and upkeep alone... it has to be worked into your business plan...

If you aren't making up a simple business plan, then forget the idea, there are more moving parts to this than you can believe.
