There is one 3+ ac site on the outskirts of Springville on the left fork of Hobble Creek rd that has city water running through the property for $30K. Currently not zoned residential, but barring restrictions that prevent that, that can change. Some people would not want that much property to upkeep, but if I were moving to Utah, I would love something like that (assuming it could be buildable). And that is a great deal (IMO).
