I think a key question is how old is the roof? If it is 20+ years old, I would just replace. For a typical Utah sized
house, you're probably looking at ~$10K. Have them strip it to the wood and replace rotted panels (there could be an actual hole at this point - rotting wood doesn't all of a sudden get better).
